Gary Hogan's Insurance Concerns

Yes this sure seems like the first steps toward what I predicted over 2 1/2 years ago and have been telling people about before they enter leasing their mineral interest or God forbid you are even worse off by being in a position where gas drilling is right in your backyard at maybe 200 ft and even no mineral interest pay off at all Just the total negative.

MY STORY:

In Feb of 2005 when the first of the 2 wells behind my home moved in at 610 ft from the wall of my house. My first concern was safety and whether my Insurance premiums could be raised just because I lived this close to a gas well. Not wanting to call my independent insurance broker and risk the potential of immediately opening myself to availing him of that information. I decided to call the TDI in Austin. My call like any to such an organization went through the 20 question robot answering system trying to direct my call. $10 minutes later and a live operator I get routed to the first of 5 or 6 pass me on. After nearly 45 minutes on the phone a Mr Duane asks perplexed " Just how can I help you Mr Hogan? " Real simple actually I said a little weary at this point. " Can my or any insurance provider in the State of Texas automatically go up on my Homeowner's Insurance just because I live say 600 ft from a natural gas well ? " His first reply considering he sounded like a man much younger than I and in far away Austin Texas was " You must live in or near Fort Worth. " " Well yes I said with the chill of the fact that not ever one in Fort Worth knows much about this yet but obviously the TDI IS AWARE > He explained he had screen a few of these calls and gave me the answer to my query. " The answer is No as of right now an insurance provider cannot automatically raise your rate because at this time we have not established an assigned risk factor for living any distance from a gas well. Does that answer your question Mr Hogan. I hung up the phone with the feeling that in his bureaucratic jargon he had informed me that it probably will be a reality some day. After all I remember Black Mold scare in Texas of the late 80's and 90's When homeowners got letters to ref use coverage. for black mold or accept remediation coverage at various levels to almost double the premium.

I am still convinced and have spoken of this Unintended Negative Consequence of Urban Gas drilling. I am sure The Insurance industry in Texas is just waiting to CASH IN on the Barnett BOOM too. Read the bold print from the legalize in that attachment I read Determination of Insurability. I foresee the potential of extremes of requirement to get and maintain damage policy from a TDI insurance company to even get a mortgage loan. What the added cost to your monthly payment will be? What happens if your property is determined ever to be TOO HIGH A RISK ? Demand you repay the total balance of your mortgage loan to keep your home ? Will a home that has had a HIGH PRESSURE gas pipeline laid under their property by forced Eminent Domain going to be determined uninsurable ? Or at what cost to the real property owner. ? FOLKS THE UGLY IS ONLY GOING TO WORSE FINANCIALLY for people who live in Fort Worth Texas. I wish I could see and believe the Chesapeake brain washing media blitz but I see it for what it is. I have seen read all the horrors and inequities being forced on hard working people. WHY OUR SHORT SIGHTED POLITICIANS do not see the pitfalls overall and stay focused on the billion one years worth of budget earnings they will make over the BOOM period. Economic growth and the run away growth and development we have been going through over the last 15 years has always been WAY OVER RATED IN MY OPINION . A slow down to catch up was needed way before the Barnett contribution to our over use of fresh water , their contribution to our dirty air from thousands of support trucks and hundreds of diesel operated drilling rigs.

Citizens I am on that Fort Worth Task Force currently up against an over powering influence of industry to not restrict them anymore than they want to be. Believe me this is very limited. UNLESS citizens of Fort Worth start calling their City Council persons and demand that they do what is best for the people of our city and our QUALITY OF LIFE. By the people I mean the least of us not those of special interest who stand to make fortunes as they ruin our city and neighborhoods. Residents are being bombarded by media, extorting all the virtues of the Barnett Shale. Millions of dollars are being spent to lull us into believing that it's ALL GOOD and " We should Get behind the Barnett " or be deemed Un American.
