INFORMATION REGARDING THE DUPLEXES / TOWNHOMES DEVELOPMENT NORTH OF SANDYBROOK - MANHATTAN TOWN HOMES PP_05_063


The town house development will be a total of 6.596 acres. This development will cover the area east of the end of Manhattan Blvd. and the office buildings, south of the Stonegate Mobile Home Park, and north of Sandybrook. The east property line will be even with the east property line of Sandybrook and Stonegate Mobile Home Park. The west property line will be about the same location as the west property line of the 4th to last lot going towards the park on Greenview Cir. N.. The 6.6 acres is currently zoned for medium density multi-family. This current zoning will allow for 18 apartment units per acre. This zoning will also allow for the town home development. The owners plan on developing about 26 lots / 52 units. They have told us that they have not determined the exact number of lots as of this time.

At this time they are planning on opening Elderwood Trail from Sandybrook into their development and at this time will be the only way into and out of the area. Elderwood Trail will only open into their area and loop back to our neighborhood. There is a chance that in the future that either commercial or single family will be developed on the other 13 acres and a road will be opened to Manhattan Blvd.

At this time the plans are for one and two story town homes to be built. The town homes will have two units each, with a fire wall between them. They will look like single family homes with two drive ways. The lot sizes will be a minimum of 6000 sqft and the homes will be a minimum of 3000 sqft or 1500 per side. The current estimated cost per side will range from $100,000 to $115,000. In the future we have plans to discuss with the builder to try and build only one store duplexes along the north property line. Most homeowners have stated this is what they would prefer. The main reason is for continued privacy.

At this time it appears that the required Home Owners Association for the town homes was removed.

PP_05_063 - Was heard by the Plan Commision on 09/28/05 at 1:30pm. The Commission had no choice but to approve the development because it compiled with all the rules and regulations.

PP_05_551 - This was heard by the Fort Worth Plan Commission on July 27, 2005 at 1:30pm. The Commission denied this development plan due to a couple items that violated development rules. The owner will need to make changes and reapply.

Most people we have talked to agrees that this will be not the best development of this area. The main reason for this is that most of the units will be rented and not lived in by the owners. Most people would like to see either single-family homes or nothing being developed at all. Some people would not mind retail development. Everybody agrees that we do not need any apartments built on this property. We have been told by Becky Haskin that she does not support the town homes.
