The current zoning case ZC-03-155 involves rezoning the 17.13 acres to the west of Isham Cemetery, north of John T White Rd. and south of Kuban Blvd.. They (Metronorth Development, Inc.) are asking for the zoning to be changed from R2 - Townhouse Cluster Residential, CR - Low Density Multi-Family and ER Neighborhood Commercial Restricted to A-5 One Family. This case was approved by the Zoning Commission on June 11, 2003. The City Council decided on July 8, 2003 to delay hearing the case until Aug 12, 2003 at 7pm. The City Council decided on Aug 12, 2003 to approve this case. This will allow the project to move forward. It is possible that they may begin construction of the roads and clearing the land in 90 - 120 days (Nov - Dec). This single-family development (Emory Place) will be a total of 44.64 acres that includes the above 17.13 acres. This development will cover the area east of Tee One Up Golf, north of John T White Rd., west of Isham Cemetery, and south of Sandybrook and Kuban Blvd.. This does not include 6 acres of commercial that fronts on John T. White and is east of Tee One Up Golf. At this time the owner does not wish to sell it. The other 27.51 acres is currently zoned for medium density multi-family. This current zoning will allow for 18 apartment units per acre. This zoning will also allow for the A-5 One Family development. The owners plan on developing 170 lots. At this time they plan on opening Newberry Trail from Sandybrook into Emory Place. We are in the process of finding out what the majority of people in Sandybrook think about Newberry Trail being opened up. Be advised that Newberry Trail will not directly extend to John T. White. With the "Tee One Up" development there is a closer indirect route to John T. White than originally planed. One of the owners has agreed to ask the engineer and city to see if it is possible to keep this street closed if that is the desire of the majority of residents in Sandybrook. If this street is keep closed then they will develop it as a lot which will give them 171 lots. At this time the plans are for one and two story homes to be built.
